L'immobile è in Via Campagna Sud n.60 in località Valcanina Sassetta (LI) a mt 500 sul livello del mare in un bosco secolare, con piscina, con circa 500 mq di giardino con spazi per posti auto con illuminazione notturna, con barbecue, con svariati posti macchina, a circa 800 metri dal centro del paesino di Sassetta ed a circa 12 chilometri dal mare di Marina di Castagneto Carducci.
Oltre alle innumerevoli spiagge della zona, i Clienti possono accedere ad una spiaggia libera che è raggiungibile attraverso la proprietà privata di Vacanze Toscane situata a nord di Marina di Castagneto.
La casa, letti 8 + 7, è in ottimo stato sia all'esterno che all'interno, è di circa 160 mq + 100 mq di lastricato in porfido sul lato anteriore e 30 sul lato posteriore. E' suddivisa tra il piano terra ed il primo piano dove ci sono due terrazze panoramiche. Dalla terrazza esposta ad est è possibile ammirare la Valle detta Pian Delle Vigne con il paesino di Sassetta che si intravede in basso sulla sinistra. La casa ha l'ingresso posto a piano terra sulla parte anteriore che conduce in un grande soggiorno con:
- televisione provvista di antenna satellitare
- due divani letto molto comodi in grado di ospitare due persone ciascuno (con due letti singoli oppure con un letto matrimoniale)
- un tavolo in legno molto grande che può ospitare comodamente 12 persone
- cucina con tutto il necessario per cucinare e lavastoviglie, forno elettrico, fornelli a gas ed il frigo con il freezer;
- grande camino e nella parte centrale della sala è collocata una porta per uscire nella parte posteriore della casa dove accanto al barbecue è possibile mangiare all'aperto oppure riposarsi in tranquillità sotto un elegante gazebo in ferro battuto e tela provvisto di un grande tavolo in pietra e sedie in ferro batuto rivestite di comodi cuscini.
- completa il piano terra l'anti-bagno ed un bagno di servizio dove troviamo anche una lavatrice.
Salendo le scale si accede al primo piano in un pianerottolo dove sulla sinistra troviamo due poltrone letto, un armadio ed una porta finestra che si apre su una terrazza.La terrazza è esposta nella parte anteriore della casa sulla piscina.
Al primo piano le tre camere ciascuna con bagno e doccia. Nella prima camera a disposizione un letto matrimoniale + un letto singolo ed un armadio, nella seconda camera un letto matrimoniale + una poltrona letto ed un armadio, nella terza camera un letto matrimoniale + un letto singolo + una cassettiera. A disposizione una culla. Dalla seconda e dalla terza camera è possibile accedere su una terrazza panoramica che è in comune ad entrambe. E' molto bello soggiornare sul lastricato davanti alla piscina che è ubicata sulla parte anteriore della casa in quanto è una posizione molto luminosa. E' possibile usufruire di quattro poltrone a sdraio e lettini con cuscini sul bordo piscina. Nel giardino c'è una doccia. A disposizione riscaldamento autonomo.

The villa is situated in the Valcanina valley near Sassetta (LI) 500 m. above sea level in a secular forest with about 500 sq.m. of private fenced garden with a swimming pool, B-B-Q and parking spaces. It is about 800 m. from the center of Sassetta and 12 kilometers from Marina di Castagneto Carducci (LI) and the sea.
In addition to the numerous beaches in the area our guests are also entitled to make use of a beach at the northern end of Marina di Castagneto, accessible via Vacanze Toscanas private property.
The house with 8 + 7 beds is 160 sq.m. with external paving and well furnished. It comprises of a ground floor with kitchen, living room, dining room, bathroom and veranda. The first floor has three bedrooms, three bathrooms and two terraces with a beautiful views over the surrounding Pian Delle Vigne valley and you can even see Sassetta lower down through the trees.
The east facing terrace presents a view across the Pian Delle Vigne valley to Sassetta. The main entrance is on the ground floor at the rear of the building and leads into a large living room which contains:
- on the right of the entrance is a door leading to a bathroom where there is a washing machine.
- 2 very comfortable sofa beds each capable of sleeping two persons, (either as two singles or one double bed).
- a large wood dinning table capable of seating 12 people.
- across the room on the right there is a kitchen area with all the necessary cooking equipment and dishwasher, electric oven, gas burners and fridge freezer. There is a breakfast table with wooden benches.
On the left there is a large fireplace and at the far end there is a door leading out into the garden and B-B-Q where there is a large wrought iron gazebo, stone table and chairs.
- a television with satellite reception.
The stairs leading to the first floor open out onto the landing where, on the left, there are two sofa beds, a cupboard and French windows leading out onto the balcony that overlooks the swimming pool.
On the right there are three doors, each leading to a double bedroom with en-suite bathroom. In the first room there is a double bed, a single bed and cupboards. In the second room there is a double bed, a sofa bed and a cupboard. If needed we can supply a cot. The third bedroom is equipped with double bed, a sofa bed and a chest of drawers. From the second and third bedrooms one has access to a shared balcony with panoramic views. The pool is situated in front of the House, with its lovely view and situation is a very pleasant place and it is furnished with tables and chairs as well as deck chairs and recliners. There is an outside shower in the garden. Should it be needed the house is centrally heated.

<La villa giace sulla cima di una collinetta in un bosco di castagni in località Valcanina in Via Campagna Sud n.62/63 a Sassetta (LI) in un parco di m.q.2000. ll parco è ricco di molte varietà di piante che sono segnalate e catalogate come un orto botanico.
La casa é situata a 500 mt. sul livello del mare ed è distante dal paesino di Sassetta circa 800 mt.; il mare di Marina di Castagneto è distante 12 km e sotto questo punto di vista il luogo è ideale per un relax completo; rispetto alle pianure circostanti in questo posto la temperatura è sempre più bassa di 3 o 4 gradi.
La casa è lussuosa, di nuova ristrutturazione, i pavimenti sono chiari e sono gli stessi in tutti gli appartamenti come i rivestimenti delle cucine e dei bagni, le rifiniture sono molto curate e rispettose dell'ambiente circostante.
Da tutti gli appartamenti, verso Est si intravede in basso la valle "Pian delle Vigne" ed in lontananza molti paesini sparsi qua e la sulle innumerevoli colline che si perdono a vista d'occhio.
La casa é composta di tre appartamenti che per comodità chiamiamo D (DALIA), E (ERICA), F (FRESIA), uno al primo piano più grande (trilocale) e due al piano terra (bilocali).I due appartamenti bilocali situati al piano terra possono diventare un unico appartamento che per comodità chiamiamo G (GARDENIA)

The villa is on the top of a small hill in a chestnut woods in Valcanina, at Via Campagna Sud n.62/63 in Sassetta (LI) in a 2000 sq. m. park. The house is 500 m. a.s.l., 800 m. from the village of Sassetta and 12 km. from the seaside at Marina di Castagneto, rendering it ideal for a completely relaxing holiday. The ambient temperature is always 3 to 4 ° less than on the plain.
The house has just been refurbished to a very high standard, the floors are in a light tile throughout, kitchens and bathrooms included. The fixtures and fittings are of a high standard, in harmony with the surroundings.
From all the apartments the view towards east stretches across the "Pian delle vigne" plains to the villages dotted across the rolling tuscan hills.
The house consists of three apartments which, for convienience sake we have called D, E and F, one on the first floor (3 rooms + bathroom) and two on the ground floor (each with 2 rooms + bathroom). E and F the two apartments on the ground floor can be combined into one large apartment G

Appartamento D (DALIA) - Apartment D (DALIA)

Questo appartamento (5+3) è situato sopra gli altri due appartamenti ed è di circa 90 mq., dal giardino lato ovest, salendo due gradini si entra nel soggiorno, davanti questo ingresso si erge una quercia secolare sotto la quale si trova, un divano a dondolo con comodi cuscini e sedie in ferro battuto, una doccia esterna e un barbeque: Molti i posti auto nel giardino. Entrando nel soggiorno si trova il caminetto e sulla sinistra l'angolo cottura con tutto il necessario per cucinare, la lavastoviglie, il forno a gas, i fornelli a gas ed il frigo con il freezer. A disposizione un tavolo capace di ospitare otto persone. Il soggiorno è attrezzato con un divano letto e una poltrona letto, televisione satellitare. Dal soggiorno si esce su una bellissima terrazza coperta da travi di legno dove c'è un tavolo di pietra per mangiare all'aperto con sedie e un divano in ferro batuto con comodi cuscini. Il posto è particolare, ci troviamo tra le fronde dei castagni in una natura esageratamente verde.
Dal soggiorno inoltre si accede alle due camere ciascuna con il proprio bagno, entrambe con letto matrimoniale, quella più grande ha in più anche un letto singolo ed una culla.
I due bagni sono ben rifiniti con le stesse mattonelle del pavimento, ogni bagno ha la sua cabina doccia e nel bagno più grande è collocata una lavatrice.

This apartment (5+3) is on the first floor above the others and is approx. 90 sq. meters.
Approaching the apartment from the garden on the west side of the house one enters the living room via 2 steps. In front of this entrance is a 100 year old oak tree under which there is a rocking-sofa and chairs for outside living, a B-B-Q, an external shower and ample parking space. Entering the living room one finds an open fireplace opposite and the cooking area on the left with oven, burners, fridge/freezer and dishwasher. Between the fireplace and the cooking area is a table for 8 people. During winter months the apartment is centrally heated.
In the living room there are two single sofa beds accommodating 2 people plus one fold away bed and a satellite TV.
From the living room one has access to a large terrace equipped with stone table and iron chairs for outside dining. The terrace, shaded by chestnut trees is rather special feature of the property.
The living room leads to the two bedrooms each with bathroom. Both have a double bed and the larger of the two also has a single bed and a cot.
Both bathrooms are well finished with shower cabinets and the larger of the 2 also has a washing machine.

Appartamento E (ERICA) - Apartment E (ERICA)

Questo appartamento (3+2) è situato al piano terra ed è ubicato sul lato sud della casa.
La caratteristica rispetto agli altri appartamenti è che non ha barriere architettoniche ed ha il bagno attrezzato anche per portatori di handicap.
Dal giardino lato est si entra nel soggiorno e davanti a questo ingresso all'esterno si trova un gazebo con divani in ferro battuto, comodi cuscini, un tavolo in pietra e due sdraio, una doccia esterna ed un barbeque. Appena entrati nel soggiorno sulla sinistra è collocato l'angolo cottura con tutto il necessario per cucinare e poi la lavastoviglie, il forno a gas, i fornelli a gas, il frigo con il freezer ed una lavatrice, un tavolo in legno con sei sedie. Nel soggiorno c'è anche una porta che rimane chiusa e che volendo può mettere in comunicazione i due appartamenti del piano terra. Nel soggiorno a disposizione anche un divano, letto in grado di ospitare due persone (con due letti singoli oppure con un letto matrimoniale). Inoltre è possibile usare una televisione provvista di antenna satellitare. Dal soggiorno si entra nella camera da letto dove c'è un letto matrimoniale più un letto singolo ed una culla, il bagno con doccia che è rifinito con le stesse mattonelle del pavimento. Il grande giardino ha a disposizione spazi per le auto.

In the living room there is a communicating door to the other ground floor apartment, should the two be rented together. The large garden provides ample parking space.

Appartamento F (FRESIA - Apartment F (FRESIA)

Questo appartamento (3+2) è situato al piano terra ed è ubicato sul lato nord della casa.
Dal giardino lato nord si entra nel soggiorno e davanti a questo ingresso all'esterno si trova un gazebo con divani in ferro battuto, comodi cuscini, un tavolo in pietra e due sdraio, una doccia esterna ed un barbeque. Appena entrati nel soggiorno sulla destra si trova l'angolo cottura con tutto il necessario per cucinare e poi la lavastoviglie, il forno a gas, i fornelli a gas, il frigo con il freezer ed una lavatrice.
In Cucina c'è anche il caminetto ed un tavolo in legno con sei sedie. Nel soggiorno a disposizione un divano letto per due persone (con due letti singoli oppure con un letto matrimoniale) e un televisore provvisto di antenna satellitare. Dal soggiorno si nella camera da letto con letto matrimoniale + un letto singolo ed una culla, dalla camera entriamo nel bagno con cabina doccia che è rifinito con le stesse mattonelle del pavimento.
Nel soggiorno c'è anche una porta che rimane chiusa e che volendo può mettere in comunicazione i due appartamenti del piano terra. Il grande giardino intorno ha a disposizione spazi per le auto.

Questo appartamento (6+4) è situato al piano terra ed ha entrate verso Sud, Est e Nord.
La parte Sud ha la caratteristica che non ha barriere architettoniche ed ha un bagno attrezzato anche per portatori di handicap.
Dal giardino si entra in un vasto soggiorno con due televisioni provviste di satellite, divani letto che all'occorrenza possono essere o due matrimoniali oppure quattro singoli.
In questo soggiorno ci sono due angoli cottura con tutto il necessario per cucinare, i fornelli ed il forno a gas, il frigo con il freezer, la lavastoviglie e la lavatrice, un tavolo che può ospitare fino a 10 persone ed un caminetto.
Ci sono due camere da letto ciascuna con un letto matrimoniale + un letto singolo + un lettino per neonati.
Ciascuna camera è provvista di bagno con doccia. All'esterno ci sono disponibili due barbecue e due docce.
Nel giardino ombreggiato da castagni e con vista sulla piscina ci sono due zone relax composte da due gazebi ciascuno con un tavolo in pietra e con divani e sedie in ferro battuto. Tutto è particolarmente accogliente con tendaggi e cuscini che rendono particolarmente piacevole il soggiorno all'aperto. Nel giardino completamente recintato si trovano ampi spazi per le auto.

This apartment (6+4) is on the ground floor and has doors facing South, East and North. The south facing entrance presents no architectural barriers and the bathroom is equipped for the disabled. From the garden one enters a large living room with two television (satellite) and two sofas that can become two double or four single beds. There are two fully equipped (gas oven and burners, fridge - freezer dishwasher and washing machine) cooking areas, a table for 10 people and a fireplace.
There are two bedrooms each with a double and a single bed and cot. Both bedrooms have en-suite bathrooms with shower.
The garden is shaded by chestnut trees and overlooks the swimming pool. There are two B-B-Qs, two outside showers and has two gazebos, each with a stone table and wrought iron sofa and chairs. The gazebos are complete with curtains and drapes providing very pleasant outside relaxing space. The fenced garden provides ample parking space.
